12. Notice consistent with the Ci�y of Everett ordinances was provided. No <br />comments were received. (exhibit 1) <br />13. No opposition to the request was submitted at the public hearing. <br />Jurisdiction: The Hearing Examiner of the City of Evere!t has jurisdictional authority to <br />hold a hearing and to issue the decision. That authority is set (orth in EMC 2.23.120. <br />Based on the above Findinys of Fact, ihe Hearing Examiner enters the following <br />Conclusions: <br />CONCLUSIONS <br />The Aoplicant requested relief from the standards of EMC 19.7.020.F3 which <br />limits the square area of accessory buildings to 1,000 square feet. The Applicant <br />seeks relief in order to construct a 728 square foot RV garaye addition to an <br />existing 576 square foot garage on-site; construction of a 480 square foo4 room <br />that will be attached to the existing garage; and, construction of a room over both <br />the existing garage and i;ie proposed room addition. These additions, together <br />�vith an existing 600 square foot storage building on-s�ie, result in 2,384 square <br />feet of accessory buildings. The Applicant seeks relief to construct the additional <br />structures. (�nding 1) <br />?_. Ttie criteria of EMC 19.7.020.K have been satisfied. These criteria are satisfied <br />in the manner as set forth above. (findings 5- 12) <br />DECISION <br />B�:Sed upon the preceding Findings of Fact and Conclusions, testimony and evidence <br />submitted at the public hearing, and upon the impression of the Hearing Examiner at a <br />site view, it is hereby ordered that the Applicant is granted relief from the square footage <br />standards of EMC 19.7.020.6 and is aliowed to construct a 728 square foot RV garage <br />addition to an existing 576 square foot garage on-site; construction of a 480 square foot <br />room addition that will be aitached to the existing garage; and construction of a"bonus <br />room" over both the existing garage and the proposed room addition. This permit is <br />granted subject to the foliowing conditions: <br />Obtain necessary building pe�mits from the City of EveretYs Building Department. <br />The maximum height of the attached garage shall not exc2ed 28 feet in height <br />above the base elevation. <br />3. An internal connection must be made from the seconci floor living space of the <br />existing residence into the new "bonus room" additio�i. <br />4. An Environmentally Sensitive Area (ESA) covenant must be recorded on the <br />property, estabiishing the fifty-foot stream buffer on site. <br />5 � <br />/� <br />
