The subject property slopes gently frorri west to <br />east, and is flat where the proposed addition is located. No view obstructions <br />resuit. The subject property abuts single-family residences. There is a lot that is vacant <br />immediately to the south of the subject property. The total square footage of the accessory buildings is projected to be 2,384 <br />square feet. W ith a 500 square foot exemption for the attached garage (as <br />permitted by the FMC), the regulated ;otal square footage of accessQry buildings <br />on-site wouid be 1,884 square feet which is 884 square feet in excess of the <br />permitted 1,000 square foot coverage. EMC 19.7.020.6 limits accessory <br />buildings to a maximum of 15% of the lot area, up to a maximum of 1,000 square <br />feet. The Applicant seeks relief from this standard. (exhibit 1, Fauver testimony) <br />10. EMC Tabie fi.1 of EMG 19.6 "Development 5tandards" limits the total lot <br />coverage in tlie R-2 zone to 40%. The proposed accessory structures, together <br />with tFie existing residence, would be 11% lot coverage. The site would meet this <br />standard. (Fauver testimony) <br />11. The Applicant intends to expand the existing attached garage for RV storage and <br />cor�struct an additional room to the garage. In addition, a room is proposed over <br />the existing garage and the additional room. The City submitted that the "bonus <br />room" would be acceptable but that access must be available frem the second <br />floor living space of the existinc� residence.
