These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2006 International Building Code,) (2006 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2006 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division With two complete new sets of drawings reflecting the corrections requested. 1. Provide second floor framing plan as required. Show size, species, grade and spacing of all floor framing. 2. Provide roof framing plan. Show all hips, valleys and ridges. Show ventilation calculations, vent size and location. 3. The foundation plan shows 2 x 8 II.F. #2 F.J. @ 16" o.c. and 2 x 10 H.F. #2 F.J. @ 16" o.c, going different directions in the same area (see foundation plan Sht. N3). Please clarify (max span for 2 x 10's is 15'-2"). 4. Foundation vents shall be located with one vent located with one vent located within 3'-0" of all corners. 5. Provide minimum 100 cfm fan in kitchen, vented to the outsi,e. 6. When water heater is provided with 2 screened combustion air vents the room in which the water heater is located needs to be thermally isolated from conditioned space. Show insulated door and insulation requirements for thermally isolated compartment.
