Public Welfare: <br />Finding: The variance will allow a residential structure to setback from <br />existing cliff. <br />Conclusion: By providing the setback requested, it will improve public safety <br />by allowing the residential structure to setback from a potential hazard. <br />D. Comprehensive Plan: <br />Finding: The Comprehensive Plan shows this area as multi-family. <br />Conclusion: The granting of the variance will not adversely affect the <br />Comprehensive Plan. <br />DECISION: APPROVE <br />Appruve a variance to provide a 5 foot setback instead of 20 foot setback from the <br />front property line and 5 foot setback instead of the required 10 foot sideyard <br />setback w�ith the following conditions. <br />1. Provide parkint; stalls per City Zoning Code requirement�. <br />2. Provide a turn-around for the site either on the property or in the City right- <br />of-way separate from street and sidewalk signed as no parking. <br />3. The driveway approach from 15 feet behind the sidewalk must be at grade or <br />within 2% of the grade of the street. <br />4. Landscaping plan shall be approved uy the Planning Department before <br />building permits are issued. The plan shall address the entire site, specific <br />attention given to the north and east property lines. <br />5.
