BOARD OF ADJUSTMENT <br />FINDINGS, CONCLUSIONS, AND ORDER <br />VARIANCE N3-96 <br />Based upon the written request for a variance ftom the City's Zoning <br />Code by: <br />Applicant: Lawrence & Jeann:: Nalbach <br />2132 Highland Avt. <br />Everett, WA 98201 <br />hereinafter referred to as "Applicant," for a variance fiom Section 9 of <br />the City's Zoning Code which requires a minimum setback of 20 feet <br />from the rear property line for duplex structures. The applicant is <br />proposing to construct a 10' X 32' addition to the rear of an existing <br />duplex structure with only a 10 foot setback from the rear property line <br />to the north. <br />Location: 3215 21st Street <br />Zoning: R-2, Single Family Residential <br />Land Use: Duplex <br />Adjacent Land Use/Zoning: North: Residential/R-2 <br />South: 21st Street/R-2 <br />East: Highland Ave/R-2 <br />West: Alley/R-2 <br />Exhibits: <br />1.
