The applLcanC's proper[y consists of an 8400 <br /> sq. ft. lot with a single family residence which is in an R-1 zone. <br /> The R-1 zone allows single family residential and its usual accessory <br /> buildin�s. The applicant is proposing to add a carport in the fruiit <br /> yard area. There are other carports in the area with similar setUacks <br /> as proposed. There is no a11ey access for this lot. <br /> Conclusion: The app�icank's property does contatn physical cunditions . <br /> or circumstanres that are unique to his property for which a variance <br /> can be granted. Other property in the area have carports wlth setbacks <br /> as proposed.
