q 2 <br /> Otak staff will record the current conditions of the gateway specific sites through digital <br /> images.The images will be used for general information on the location of existing features, <br /> for design sketches,and for photo simulations showing proposed conditions later in the <br /> project. <br /> Task 2 Deliverables: <br /> • GIS mapping of the individual gateway sites and in the larger context of the city <br /> • Digital inventory of views to and from the six gateway sites. <br /> Task 3.0 <br /> Site Analysis, Opportunities and Constraints <br /> This task includes investigation of general existing conditions at the gateway specific sites at <br /> a conceptual level and what can or cannot be done with the existing conditions. Otak will <br /> look at the available right-of-way, adjacent property suitable for gateway improvements, <br /> above and below ground utilities and markings,visual traffic analysis and conditions, <br /> pedestrian and bicycle improvement opportunities and the overall visual quality of the <br /> gateway specific locations. <br /> In this task,Otak will look at all feasible entry gateway locations and choose the best <br /> alternative for each of the entry gateways. Parcels will be identified as necessary and some <br /> evaluations of each parcel or combined parcels depending on what needs to be evaluated. <br /> Otak will also discuss with the City's Real Property Manager the feasibility of acquiring <br /> additional properties if those properties needed. Any cost estimates from the Real Property <br /> group to purchase property will be included in the overall project cost estimate. <br /> Task 3 Deliverables: <br /> • Site analysis and existing conditions identification plan for each proposed gateway <br /> location with a feasibility analyses for each site on the best location and challenges at <br /> each location. <br /> • A written opportunities and constraints evaluation for each proposed gateway location. <br /> Task 4.0 <br /> Theme and Concept Plan Development <br /> Before embarking on developing a series of design concepts, Otak will work with the City <br /> project manager and staff in developing potential themes for each of the gateway specific <br /> sites.The themes could emphasize aspects of the city's history,natural history of the area, <br /> culture,or art. The themes will emphasize the use of different materials and arrangements of <br /> materials including plant material to communicate the themes. <br /> Using the selected theme described above, Otak will develop two concepts for each gateway <br /> specific site and streetscape. The concepts will include a restrained design with a moderate <br /> level of probable cost and a more intensive design with higher probable costs.
