INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions but are associated with other laws or requirements. All requirements are <br /> prel�minar; in nature, and are based upon the preliminary site plan and the ordinances in <br /> effect at time of submittal for SEPA review. Tlie proposal must comply with all <br /> ordinances in effect at tlie time a complete building permit appiication is filed, <br /> including those not specifically set forth herein. (Exception: For vesting under the <br /> Zoni�g Code, please ;efer to Section 44 of the Zoning Code). Contact ihe Planning <br /> Department for information regarding appeals processes for the requirements listed in <br /> this document. <br /> 1. All new development shall be consistent with the approved Parks Master Plan for <br /> Wiggums Hollow as approved by the Parks Commission. <br /> 2. Detailed drawings in :ccordance wilh City Design and Constr�ction Standards shali <br /> be submitted to the P� hlic Works Department, showing sile parking layout, <br /> Iandscapiny, utilities, storm drainage, temporary construction erosion control, and all <br /> required improvements in the public right-of-way. Public Works Department approval <br /> of these drawings is required prior to any permits being issued. All improvements <br /> shail be completed and approved warranted before the Occupancy Permit is <br /> issued/final approval is granted. <br /> 3. Frontage improvements are required (Note: Where perpendicular or angle parking is <br /> provided, the sidewalk shall be 7' wide to accomm�date vehicle overhang). The <br /> driveway on 10'h Street should be improved to current City of E��erett standards. <br /> � 4. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construclion. Dust suppression and street cleanir,g must occur as directed by the <br /> Pubfic Works Inspector. <br /> 5. Parking must be per City Zoning Code and Cily Design and Construction Standards. <br /> 6. This project must comoly with the current _ ,�g Codes. A Building permit is <br /> required. <br /> 7. A fire hydrant is required within 200 driving (eet but not closer than 50 feet of every <br /> structure. <br /> 8. Lack of comment on the plans submitted with the application does not constitute <br /> approval of these plans. <br /> 9. The Washington State Clean Air Act requires lhe use of all known, available, and <br /> reasonable means of controlling air pollution, including dust. Dust generated during <br /> construction activit�es can be controlled by wetting those dust sou�ces such as areas <br /> of exposed soils, �vashing truck wheels before they leave the site, and installing and <br /> �naintaining gravel construction entrances. Construction vehicle irack-out is aiso a <br /> major dust suurce. Any evidence of track-out can trigger violations and fines from <br /> the Department of Ecology or the Puget Sound Air Pollution Control Agency. <br /> (�/y,�' <br />
