The Everett Police Department reviewed the site plan and requested that [he "sally-port" entry be me iified from a drive-in/back-up configuration to a drive-though configuration with pedestrian drop-off. Detailed drawings in accordance with City Design and Construction Standards shall be submitted to the�Public Works Depaitment showing site pazking layout, landscaping, utilities, storm drainage, tem�:�iary construction eroston sontrol, and all required improvements in ihe public right-of-way. Public Works Department approval of these drawings is required prior to any permits being issued. All improvements shall be completed, approved, and warranted before Occupancy permits aze issued. 3. The Applicant shall provide curb ramps at the intersection of 9th Street and Pine Street, and at lOth Street and Pine Street. 4. Special chazges for connection to the sewer and water systems ir.accordance with Ordinance 1171-85 and subsequen!revisions aze applicable. Tnese charges aze based on projected water usage and can be substantial. The Applicant is encouraged to obtain a copy of the ordinance and detertnine estimated chazges nrior to building permit application. The actual chazges shall he compu[ed by the Public Works Departrnent per the ordinance in effect at the time of building permit issuance. -- 5. On-site detention of stormwater runoff is required per City of Everett Standards. 6. The driveway entrance to the site shall be curb-cut driveway ramps, rather than intersection-type ramps shown on the site plan. 7. Once completed, this project may be subject to the City oI Everett Coriunute Trip Reduction Ordinance (CTR), v�hich affects employers who have 100 or more full-time employees who report to work between 6:00 a.m. and 9:00 a.m. at a single worksite. The employer at this facility should contact Graham Anderson of the City's Transportation Services Department at (206) 259-9836•prior to occupsncy so that the employer's status with respect to the CTR can be determined. 8. City streets are to be kept cleaz of dirt and debris at all times during the ccnstruction. Dust suppression and sueet cleaning must occur as directed by the Public Works Inspector. — 9. Pertnits must be obtained for all fill removed from the site and placed within the Ciry I.imits. -- 10. The pazking lot layout must be per City Design and Construction Standazds and Specifications. 5
