' <br /> 11. A looped water main will be required to meet tire flow requirements. The size and <br /> location of the water main shall be determined based on the number of gallons per minute <br /> specified by the Fire Department with regard to the type and size of building <br /> construction. <br /> 12. A pedestrian circulation system for the site must be approved by the Planning Director <br /> and Traffic Engineer prior to the issuance of any building permits. Walkways mus[allow <br /> pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to building <br /> entrances through the use of paths which aze physically sepazated from vehicle trafFic and <br /> maneuvering areas. (See the city's Dcsign and Construction Standazds and Specifications <br /> Manual and Section 39.165 of the Zoning Code.) <br /> 13. Placement and screening of refuse disposal azeas must be provided per Section 39.080 of <br /> the Zoning Code as follows: <br /> a. Gazbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br /> family, commercial, industrial, and institutional developments and shall not be <br /> located in a required front yazd setback azea, or street side setback azea for corner <br /> lots. Where an alley abuts a lot, the gazbage receptacles, dumpster, or recycle bin <br /> shall be located adjacent to d�e alley. <br /> b. All garbage dumpsters and recycle bins must be screened from view from the <br /> street and from adjacent properties. This screening may be done using dense <br /> vegetation or by placing the dutnpster or recycle bin in a structural enclosure. <br /> c. For specifics on design of refuse and recyclin� facilities, contact Rubatino Refuse <br /> Removal, Inc. at 259-0044 for azeas generally north of 112th Street <br /> 14. Any rockeries or retaining walls proposed in required setback azeas must be in <br /> conformanca with Section 39.150 of the Zoning Code. <br /> 15. Roofrop mechanical equipment, including vents, must be screened per Section 39.040 of <br /> the Zoning Code. <br /> 16. Landscaping rnust be provided per Section 35 of the Zoning Code. At a minimum this <br /> must include the following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided along the 1 Uth <br /> Street ano Pine Street frontages, except for the driveways. These azeas shall be <br /> planted with Type III landsraping. <br /> b. A landscape strip a minimun;of 10 feet wide (Type I), or 15 feet wide (7'ype II) <br /> must be provided along the norti: propert;� line where the property abuts the <br /> multifamily housing project. <br /> c. A minimum of E,155 squaze feet of landscaping shall be provided in the interior <br /> of the parking lot for the 23? pazking stalls proposed. Landscaping must be <br /> provided.per Section 35.080.E of the Zoning Code. <br /> d. Any excess right-of-way between the property line and back of sidewalk must be <br /> landscaped in accordance with Table 35-1 in the Zoning �ode. <br /> 6 <br />
