The record contains no evidence that adding <br /> commercial uses to existing and/or allowed uses in the area would be inconsistent with <br /> public health, safety, or welfare. (findings 1, 5, 6, 7, and 8) <br /> 3. The proposed rezone was reviewed for compliance with SEPA and an MDNS was <br /> issued. Compliance with the mitigation required by the MDNS and with all applicable <br /> City of Everett regulations would avoid or adequately mitigate any impacts to existing <br /> or allowed land uses in the surrounding zones. (finding 9) <br /> RECOMMENDATION <br /> It is recommended to the Everett City Council that the requested rezone, described fully in <br /> the findings above, be APPROVED subject to the following conditions: <br /> 1 . Future development of the site must comply with the conditions in the Mitigated <br /> Determination of Non-Significance (SEPA#08-040). <br /> 2.
