WETLAND / STREAM ASSESSMENT
Jon Wahl
Parcel 4 00397000000100
Overview
This document is intended to provide the property owner with the information that has
led to our conclusions and findings related to a wetland and stream located on or adjacent
to the referenced property.
Our assessment was limited to those needed to create a Site Plan only; a site plan that
depicts the wetland and stream location as well as the required protective buffers.
Our work and scope are not intended to address all of the requirements described in
Everett Municipal Code; specifically all elements in EMC 37.100 the methods that lead
to our conclusions did follow required methodology.
Existing Data
As part of this project we looked at existing data related to the critical areas found on or
near the site. This creek and the wetlands are known features. The creek has been
designated by WDFW as North Creek. National Wetland Inventory maps depict portions
of wetland along the streams corridor.
Methods
While this report does not provide all elements required of a formal critical area report it
does provide the resolution needed to determine the functions provided by the critical
areas and the extent of any required buffers.
Our methodology for collecting the data and characterizing the on -site critical areas
followed the methods described in both the Washington State Wetlands Identification and
Delineation Manual ( Washington State Department of Ecology, 2007) and those
described in WAC 222-16-030.
Findings & Conclusions
Based on our evaluation, the stream and wetlands can be characterized as follows:
• Stream:
The stream enters the property from the North. It flows in a south & west direction
where it leaves the subject property near to the southwestern property line. The stream
channel varies in width between 8 and 12 feet. The substrate within the channel itself
