In addition, <br />subsurface drains mad also be needed to keep work areas in a dry state. <br />Continuous drains should be provided along all foundations and footings <br />for long term drainage. <br />2. Weather Sensitivity: The onsite soils were noted to be very moisture <br />sensitive and there is considerable moisture on the site. We recommend <br />that grading on this site be performed during the dry summer months. If <br />construction is to be performed in wet weather, there will be considerable <br />additional expenditures due to needed drainage provisions and the need to <br />import granular all-weather fill materials. <br />g. Presence of Localized Fills: Minor loose old fill soils were noted in our <br />Test Pits TP-8 and TP-10. Fills may also be present elsewhere on the site. <br />These fill soils, topsoil and other loose organic soils are not suitable -for <br />providing foundation and pavement support in their present condition and <br />should be entirely removed from building and pavement areas, if <br />encountered. <br />This report has been prepared for specific application to this project in accordance with <br />generally accepted geotechnical engineering practices for the exclusive use of McConaghy <br />Construction Company and their representatives. No other warranty, expressed or <br />implied, is made. <br />The following sections of this report present more detailed recommendations for various <br />geotechnical engineering aspects of the project which should be incorporated into the <br />project design and construction. <br />Foundations <br />The organic soils, topsoil and wet surficial overburden silty sands in their present <br />condition are not suitable for providing foundation support without undergoing significant <br />settlements under building loads. The proposed apartment buildings may be supported <br />on spread footings bearing on compacted structural fill placed after the organic soils have <br />been removed from the -building areas. In these areas, it may be necessary to remove one <br />to three feet of topsoil and/or organic soils. These depths may be slightly higher near the <br />localized fill areas. Alternately, foundations may also be supported on native soils below <br />the organic soils/.loose surficial soils or on fill soils placed above competent native, soils. <br />Continuous footings bearing on structural fill or on firm native soils may be designed for <br />an allowable bearing capacity of 4,000 pounds peresquare foot (psO. Individual spread <br />footings, where used, may also be designed for an allowable bearing capacity of 4,000 psf. <br />Continuous footings should have a minimum width of 12 inches and isolated spread <br />footings should have a minimum width of eighteen inches.
