All exposed ground must be reseeded within 30 days of the completion of construction. <br />If reseeding is not practical due to weather or seasonal problems, the ground must be <br />covered with mulch as directed by the City Engineer. <br />8. Temporary erosion control measures for construction activity must be operational prior to <br />commencement of any clearing or earthwork. <br />9. Proponent shall verify that the existing storm drain line within the building footprint is <br />capable of withstanding the toad from the proposed building. <br />10. Parking must be ;;er City Zoning Code and City Design and Construction Standards and <br />Specifications. For the 6,600 square feet of Phase I retail space, a minimum of 22 <br />parking stalls is required. For the 5,550 square feet of Phase I1 retail space, a minimum <br />of 19 parking stalls is required (total of 41 stalls for the site). Handicap spaces must be <br />provided. <br />11, A pedestrian circulation system for the site must be approved by the Planning Director <br />and Traffic Engineer prior to the issuance of any building permits. Walkways must allow <br />pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to building <br />entrances through the use of paths which are physically separated from vehicle traffic and <br />maneuvering areas. (See the city's Design and Construction Standards and Specifications <br />Manual and Section 39.165 of the Zoning Code.) <br />12. Placement and screening of refuse disposal areas must be provided per Section 39.080 of <br />the Zoning Cody as follows: <br />13. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br />commercial, industrial, and institutional developments and shall not be located in a <br />required front yard setback area, or street side setback area for comer lots. Where an <br />alley abuts a lot, the garbage receptacles, dumpster, or recycle bin shall be located <br />adjacent to the alley. <br />14. All garbage dumpsters and recycle bins must be screened from view from the street and <br />from adjacent properties. This screening may be done using dense vegetation or by <br />placing the dumpster or recycle bin in a structural enclosure. <br />15. For specifies on design of refuse and recycling facilities, contact Rubatino Refuse <br />Removal, Inc. at 425-259-0044 for areas generally north of 1121h Street. For areas east of <br />I-5 from Valley View south, contact Waste Management Northwest, Inc. at 337-1197. <br />16. Any rockeries or retaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. <br />17. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br />the Zoning Code. <br />l,jl <br />
