18. Building setbacks must be a minimum of 10 feet on the north interior lot line. Building <br />height ;hall be a maximum of 28 feet. <br />19 Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the following: <br />a. A landscape strip a minimum of 10 feet wide, or distance between the building and <br />lot line, must be provided along the 7`h Avenue S.E. frontage, except for the <br />driveways. This area shall be planted with Type III landscaping. <br />b. A landscape strip a minimum of 10 feet wide must be provided along the north <br />property line where the property abuts the R-1 zone. This area shall be planted with <br />Type I landscaping and shall include a solid, 6-foot fence. Note: The project design <br />may need to be revised to accommodate this requirement and the SF.PA condition <br />requiring the continued provision of the drainage swaN along (SEPA Mitigation <br />Item #3). <br />c. Landscaping shall be provided in the interior of the parking lot for each of the 17 <br />parking stalls proposed for Phase II. Landscape areas must be planted and located <br />per Section 35.080.E of the Zoning Code. Note: all parking spaces must be within <br />50 feet of an interns: landscape island. <br />d. Prior to issuance of any permits, landscaping plans must be reviewed and approved <br />by the Planning Department per Section 35.100 of the Zoning Code. The <br />landscaping plan must show location and dimensions of required vegetated swales, <br />wetponds, detention ponds, rockeries and retaining walls, and grading at 2-foot <br />intervals. Irrigation systems must be provided in all landscaped areas per Section <br />35.130 of the Zoning Code. A 2-year maintenance assurance device must be <br />provided for the landscaping per Section 35.130B of the Zoning Code. <br />20. The Washington State Clean Air Act requires the use of all known, available, and <br />reasonable means of controlling air pollution, including dust. Dust generated during <br />construction activities can be controlled by wetting those dust sources such as areas of <br />exposed soils, washing truck wheels before they leave the site, and installing and <br />maintaining gravel construction entrances. Construction vehicle track -out is also a major <br />dust source. Any evidence of track -out can trigger violations and fines from the <br />Department of Ecology or the Puget Sound Air Pollution Control Agency. <br />Fire Department Renuirements: <br />Access - The International Fire Code requires that all new structures shall provide Fire <br />Department access roads to within 150 feet of all portions of the ground floor. Fire <br />Department access roads (Fire Lanes) shall provide a minimum of 20 feet in width of <br />unobstructed, paved driving surface with a minimum clear height of 13'6". Inside turn <br />radii must be 35 feet. Slope approach and departure angles must not exceed 10 <br />degrees. Fire lane grade must not exceed 15 percent. Fire lane construction must <br />comply with AASHTO H30 load capacity. Fire Lanes will be posted and maintained as <br />required by the Fire Department. 0573 <br />
