r <br />nr <br />r <br />SAINT MARY MAGDALEN PARISH <br />SPU #3-81 <br />2. The zoning for the above described land is R-1, Single -Family Low Density <br />Residential. The designation is established in the Everett Zoning Code. <br />"1 <br />r 3. The request for the Special Property Use Permit has been made in order to i <br />permit construction of a 13,900 square foot addition at the Saint Mary <br />Magdalen Parish. Included in the proposed additions will be five rooms to be <br />used for classrooms, one room to be used for a science room, one room to be <br />used for an office, and one room to be used for a library. <br />L <br />L <br />4. The proposed addition is part of a long range plan in which to improve the <br />entire facility at the Saint Mary Magdalen Parish. It is only for the first <br />phase of this plan that the Special Property Use Permit is sought. <br />5. The zoning and land use for the surrounding properties is as follows: <br />North: Single -Family R-1; South: Single -Family R-1; East: Single -Family R- <br />1; West: Single -Family R-1 <br />6. The proposed addition will add the additional rooms as mentioned in Finding <br />#3 and these rooms will be replacing five existing portable classrooms. There <br />will be no new traffic generated as a result of the new construction of the <br />rooms. <br />7. The subject property will be asethetically improved by the elimination of the <br />portable classrooms and the installation of the new facility and the <br />landscaping that will occur on the site. <br />8. There will be no impact or increase to the parking in the area because the <br />new facility will be replacing existing facilities. There may be some slight <br />impact to the parking for the church during construction; however, this <br />impact will be limited to the time of construction. <br />9. The proposed project appears to be compatible with other uses and potential <br />uses within the area. <br />10. A Final Declaration of Non -Significance was issued on the environmental <br />impact of the proposed project. This was issued on April 16, 1981. <br />11. The proposed construction will improve the school services provided to the <br />residents of the City of Everett, Washington. <br />12. The proposed project serves the public convenience and necessity. <br />13. The Public Works Department of the City of Everett recommended that the <br />dedication ofi10)feet along the site frontage along Seventh Avenue be made <br />by the Applica i pursuant to approval of a Special Property Use Permit. <br />14. The Public Works Department of the City of Everett recommended that a <br />dedication of 15`,feet along the frontage of 88th Street S.E. be dedicated <br />pursuant to a Special Property Use Permit being granted. <br />15. The Public Works Department of the City of Everett submitted a covenant <br />consenting to the formation of an LID for improvements on Seventh Avenue <br />and 88th Street as required. <br />16. The Public Works Department of the City of Everett submitted that <br />temporary pedestrian improvements are required on 88th Street S.E. and <br />Seventh Avenue. <br />-3- <br />■ <br />
