The on -site detention would be for the project sought and would not include the total long range project. 18. A temporary erosion control plan is necessary prior to any earth work done on the site. 19. Participation in the South End Sewer Interceptor System is required. 20. An independent side sewer must be developed from the site. 21. The site is presently served by an 8" sewer main in 9th Avenue S.E. via the side sewer for 8615 Seventh Avenue S.E. There is also an 8" sewer line in 88th Street S.E. 22. The site is currently se. • ed by 20" ductile iron water main in Seventh Avenue S.E. with static pressure of 78 pounds per square inch. 23. A fire hydrant is required within 200 driving feet, but not closer than 50 feet, of every structure to be built. 24. The Snohomish County PUD #1 submitted that the District has adequate facilities to provide electric power as required to the proposed project. 25. The Planning Department of the City of Everett recommended approval of the Special Property Use Permit subject to the following conditions: 1. That 10 feet of additional right-of-way shall be dedicated along 88th Street S.E. and 10 feet additional right-of-way shall be dedicated along Seventt. Avenue. 2. L That civil plans submitted to Public Works must show all abutting public right-of-way and additional dedication required by City Ordinance. That a covenant consenting co formation of a Local Improvement Discrict shall be provided for future improvements to public right-of- way on 7th Avenue and 88th Street S. E. That the design of temporary pedestrian improvements required on 88th Street S. E. and on 7th Avenue shall be approved by the City Transportation Engineer. That on -site detention is required with drainage submitted on the City Drainage Submission Form. That drainage systems from the site must be developed to collect and transfer storm water to existing systems by approved methods. That a temporary erosion control plan shall be submitted by the Applicant and approved by Public Works Department prior to commencement of earth work on site. Reseeding of exposed earth is required within 30 days of completion of earth work. iml l L
