The proposea project is part of a long range plan with this particular phase of <br />the long range plan designed to replace five portable classrooms with five <br />new classrooms, provide a new science room, provide a new library, and <br />i provide a new office for the school. <br />4. The proposed project meets the criteria established in Section 19.58.010(b)1 <br />through 3 of the Everett Municipal Code in that it :s compatible with <br />residential land uses; it will not have a significant adverse impact on the <br />environment; and will better serve the community as a who!e. <br />L <br />L <br />5. The Planning Department of the City of Everett has recommended approval <br />of the Special Property Use Permit subject to the conditions listed in Finding <br />1125. <br />6. Subsequent to the hearing on the application, the Public Works Department <br />submitted to the Hearing Examiner a memo in which they recommended that <br />the condition for approval that 10 feet of additional right-of-way be <br />dedicated along 88th Street S.E. be waived. The basis of this waiver was that <br />there currently exists 60 feet of right-of-way an 88th Street S.E. and no <br />additional right-of-way is needed. <br />7. Except for the original condition that 10 additional feet of right-of-way be <br />dedicated along 88th Street S.E., the applicant was in agreement with the <br />Planning Department and Public Works Department's recommendations. <br />8. There was no opposition to the Planning Department's recommendations. <br />9. The proposal appears to be consistent with the zoning ordinances and the <br />Comprehensive Plan of the City of Everett. <br />10. The proposed project and its use does not appear to have the potential of <br />increasing traffic or any other intensity of activity in the area. <br />11. There does not appear to be any developmental limitations on the site of the <br />proposed project. <br />12. There appears to be adequate sewage and water systems available for the <br />proposed project. <br />13. The proposed project appears to be in conformity with Section 19.58.010 of <br />the Everett Municipal Code. <br />RECOMMENDATION <br />Using the above findings and conclusions as the basis of the recommendation, the <br />recommendation of the Hearing Examiner to the Everett City Council is for the <br />L.:proval of the Special Property Use Permit for the addition to the school at Saint <br />Mary Magdalen Parish at 8717 Seventh Avenue, Everett, Washington, and more <br />particularly described in the introduction to this document. <br />The approval should be conditioned on the following: <br />1. 10 feet of additional right-of-way should be dedicated along Seventh Avenue. <br />(0 <br />4 <br />kal <br />J <br />L <br />4 <br />
