11. Ou-site watermain will be slaked within an easement [o the �ity. The easement will be <br />sebmitted to the Ciry prior to issuance of permits. <br />12. As-builts of s[orm sewer, sanitary sewer, and water systems will be required to be <br />submitted per �ity Design and Construction Standards and Specifications for <br />Development. <br />13. A Performance Guarantee is required for street improvements on IOOth Street SW and <br />9th Avenue W prior to any building permit being issued. <br />14. Provide a sidewalk from the proposed buildings to the public sidewalk. <br />I5. The proponent is required to pay a t�affic mitigation fee of $17,360.00 per the City's <br />Interim Traffic Mitigation Ordinance. This fee must be paid prior to building permit <br />issuance and is based on 7 ADT X 31 units. <br />16. On-site detention of stormwater runoff is required per Ciry standards. <br />17. Treatment of stormwater runoff from paved areas must occur, per City standards, prior <br />to discharge of the stormwater from the site or to a stream or wetland. Stormwater <br />treatment is currendy required when 5,000 square feet of oavement is created by a <br />project. The preferred options for stormwater treatment are: <br />1) an infiltration basin, if suitable soils exist on the site <br />2) a wetpond <br />3) a constructed wedand <br />18. All stormwater facilities must be designed in accordance with City standards. If none of <br />the above stormwater treatment options are feasible, in the opinion of the City's Public <br />Works Department, a biofiltration swale (designed and constructed in accordance with <br />Ciry standards) will be required to treat stormwater runoff. <br />19. Where soil characteristics are suitable and other site conditions do not preclude their use, <br />roof runoff systems designed and constructed in accordance with City standards should <br />be used to infiltrate roof top runoff to the maximum extent practical. <br />20. A specially designated area will be required for washing of cars by owners/tenants of the <br />development's units. The area must be hydrologically isolated from the rest of the site, <br />be covered, an� washwater from the area must drain to the sanitary sewer after being <br />routed through a baffle-rype oiliwater separator designed to Ciry standards. Signs must <br />be posted �m the site limiting car washing to the designated area only. Each unit's owner <br />covenanUtenant lease or rental agreement must contain a clause prohibiting car washing <br />on the site outside of the specially designated area. A covenant must be recorded and <br />signed by the initial project's owner(s) stating that such a clause will be written into <br />future owner covenants and/or tenant leases or rental agreements. In addition, a note <br />stating that car washing is oniy permissible in the designated area must 5e included on <br />the storm drainage plans. <br />
