4. A one year warranty is required on the public street, water, sewer and drainage <br /> improvements for an amount not less than 10%of the cost of construction and shall run for <br /> one year from the date of final approval/issuance of the first Occupancy Permit. <br /> 5. A two year guarantee is required for private retention/detention or other drainage <br /> treatment/abatement facilities serving areas larger than one acre. <br /> 6. On-site watermain will be staked within an easement to the City. The easement will be <br /> submitted to the City prior to issuance of permits. <br /> 7. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br /> submitted per City Design and Construction Standards and Specifications. <br /> 8. A Performance Guarantee is required for street improvements on Upper Ridge Road prior <br /> to any building permit being issued. <br /> 9. At the present time, Everett Transit does not directly serve the subject property with fixed <br /> route bus service. The nearest fixed route service is at 74th Street and Lower Ridge Road. <br /> However, Paratransit vehicles now serve Diversified Industrial Services. <br /> 10. Everett Transit is evaluating the possible extension of fixed route service to 76th Street. A <br /> bus stop and/or shelter may be appropriate at the intersection of 76th Street and the <br /> proposed access road. The project proponent should contact George Baxter(Everett <br /> Transit Operations Manager, 257-8803)prior to construction to discuss possible future <br /> service and transit improvements (shelter/stop). The location of the bus stop shall be <br /> approved jointly by the City and Mukilteo School District. Contact person at the school <br /> district is Steve Winecoff. <br /> 11. The City of Everett prohibits outdoor burning. Therefore, outdoor burning for the purpose <br /> of disposing of construction debris or rubbish will not be permitted. <br /> 12. Demolition of buildings shall be in compliance with the provision of Uniform Fire Code, <br /> Section 87.105, "Fire safety During Demolition) <br /> 13. Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. <br /> 14. The Washington State Clean Air Act requires the use of all known, available, and <br /> reasonable means of controlling air pollution, including dust. Dust generated during <br /> construction activities can be controlled by wetting those dust sources such as areas of <br /> exposed soils, washing truck wheels before they leave the site, and installing and <br /> maintaining gravel construction entrances. Construction vehicle track-out is also a major <br /> dust source. Any evidence of track-out can trigger violations and fines from the <br /> Department of Ecology or the Puget Sound Air Pollution Control Agency. <br />
