28. Fire Flow- Minimum fire flow requirement for single-family residences under 3,600 <br /> square feet is 1,000 gpm; over 3,600 square feet, fire flow is according to 1994 Uniform <br /> Fire Code, Appendix III-A. <br /> 29. Dumpsters over 1.5 cubic yards capacity shall be location a minimum of five feet from the <br /> building [UFC 11.302(b), 1991 Edition]. <br /> 30. Any nighttime illumination shall be directed away from surrounding properties. <br /> MITIGATION OF ADVERSE IMPACTS BY SEPA,AS IDENTIFIED AND IMPOSED <br /> BY SEPA REVIEW#44-95: <br /> 1. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 2. Prior to issuance of any permits, the Applicant must pay a mitigation fee of$4,480 per the <br /> Interim Traffic Mitigation Ordinance No. 1670-89, as amended. This fee applies to the <br /> eight market rate rental units (8 x 7 trips x $80). <br /> 3. The Applicant negotiated a voluntary mitigation agreement with the Mukilteo School <br /> District(see letter dated received January 7, 1997). Prior to final PRD approval,the terms <br /> of the mitigation agreement must be fulfilled(i.e.,payment made to the District). <br /> 4. The proponent shall improve pedestrian access across the front parking lot, including <br /> striping and sidewalk connecting to City sidewalk. <br /> INFORMATION FOR DEVELOPER: <br /> 1. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 2. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1171-85 and subsequent revisions are applicable. These charges are based on <br /> projected water usage and can be substantial. Applicant is encouraged to obtain a copy of <br /> the Ordinance and determine estimated charges prior to building permit application. The <br /> actual charges shall be computed by the Public Works Department per the Ordinance in <br /> effect at the time and according to the information on the approved plans at the time of <br /> building permit issuance. <br /> 3. City streets and alleys are to be kept clear of dirt and debris at all times during construction. <br /> Dust suppression and street cleaning must occur as directed by the Public Works Inspector. <br />
