Each of the lots is 40 feet wide by 120 <br /> feet deep, resulting in a lot area of 4800 square feet per lot. The C-1 zoning district rcquires a <br /> r��inimum lot area of 5,000 square fect for residential purposes. In accordance with Section 38A80.0 <br /> of tl�e City's Zoning Code pertaining to non conforming lots, the applicant is proposing to develop <br /> each of the lots �vith a single family residenc�. The proposed development of the lots is subject to the <br /> generai evaluation criteria listed in Subsection 41.ISO.0 of the City's Zoning Code as [ollo�vs: <br /> 1. The need of the nei��hborh�od, district,or City for a proposed special property use. <br /> Findings: The nroposed use is the construction of three single family residences on three lots <br /> known as lots 13, 14 & 15, block 229, Plat of Everett Division "O". <br /> Cnnclusions: The surrounding area is developed with residential and some commercial uses. <br /> l. The adequacy of streets, utiliti:? and public services required tu serve a proposed use. <br /> Findings: Ciiestnut Avenue, �vhich abuts the subject property, is an unimproved right-of-way. <br /> The property is accessed via a 16' �vide rigl�t-of-way gravel alley. The City Public Works <br /> Department is requiring diat the alley way be paved per City Standard #303 Gom 13th Street to <br /> the north property line of lot 15. The installation of a water main from 13th Street north to lot <br /> IS within the Chestnut Avenue right-oi-way and the installation of a sewer main from 13th <br /> Street north to lot 15 within the Chestnut Avenue right-of-way if the proposed residences <br /> cannot gravity Ilow to the existing sewer line in Uie alley. <br /> The City's Firc Depariment is requiring the i��stallation of residential sprinkler systems for each <br /> d�velling to be constructed on the lots. <br /> Conclusions: Adequate �rovisions for access, utilities anr. puUiic services for tlie proposed <br /> residences can be accom:n::dated subjec( ic the above condi'�cns. <br /> 3. The impact of'traffic generated by the proposed use on the surrounding area, pedestrian <br /> circulation and public safety; and the ability of tl�e proponent to mitig�te such potential <br /> impacts. <br /> rindings: The proposed �ddition of three new single family residences will add approximately <br /> 30 average daily trips to Ute area. The City Public Works Department has required the alley- <br /> way to bc paved per City Standards. <br /> Canclusions: The;e will be no adverse traffic impacts generated by the proposal. <br /> �3 <br />
