Each of the lots is 40 feet wide by 120 <br /> feet deep, resulting in a lot area of 4800 square feet per lot. The C-I zoning district requires a <br /> minimum lot area of 5,000 square feat for residential purposes. In accordance with Section 38.080.0 <br /> of the City's Zoning Code pertaining to non conforniing lots, the applicant is proposing to develop <br /> each of the lots with a single family residence. Tl�e proposed development of the lo[s is subject to the <br /> general evaluation criteria listed in Subsection 41.]SO.0 of Uie City's Zoning Code as follows: <br /> 1. The need of the neighbm•hood, disCrict, or City for a proposed special property use. <br /> Findings: The proposed use is the construction of three single family residences on three lots <br /> known as lots 13, 14& 15, block 229,Plat of Everett Divisiun "O". <br /> Conclusions: The surrounding area is developed with residential and some commercial uses. <br /> 2. The adequacy of streets; utilities and public services required to serve a proposed use. <br /> :;Ldings: Ches:nut Avenue, wltich abuts the subject property, is an unimproved right-of-way. <br /> The ��u�erty is accessed via a 16' wide right-of-way gravel alley. T!;; City Public Works <br /> Departmerr is requiring tnat the alley way be paved per City Standard#303 from 13th Street to <br /> tlie north property line of lof 15. The installation of a water main from i 3th Street north to lot <br /> 15 within the Chestnut Avenue right-of-way and the inst211ation of a sewer main from 13th <br /> Street north to lot 15 within the Chestnut Avenue right-of-way if the proposed residences <br /> cannot gravity flow to the existing sewer line in the alley. <br /> The Ci[y's Fire Depaztmerd is requiring the installation of residential sprinkler systems for each <br /> dwelling to be constructed on the lots. <br /> Conclusions: Adequate provisions for access, utilities and public services for the proposed <br /> residences can be accommudated subject to the above conditions. <br /> 3. The impact of traffic genr:ated by the proposed use on tl�e surrounding area, pe�iestrian <br /> circulation and pablic �af��ty; and the ability of the proponent to mitigate such . :rential <br /> impacts. <br /> Findings: Tl�e proposed addition of three new single family residences will add approximately <br /> 30 average daily trips to the area. The City Public Works Department has required tUe alley- <br /> way to be paved per City Standards. <br /> Conclusions: There will be no adverse traffic impacts generated by the proposal. <br /> �3 <br />
