Each of the lots is 40 feet wiae by 120 <br /> feet deep, resulting in a lot area of 4800 square feet per lot. The G1 zoning district requires a <br /> minimum lot area of 5,000 square feet for residential purpoees. In accordance with Section 38.080.0 <br /> of the City's Zoning Code pertaining to non conforming lots, the applicant is proposing to develop <br /> each of the lots witl� a single family residence. The proposed development of the lots is subject to the <br /> ?eneral evaluation criteria lis[ed in Subsection 41.ISO.0 of the City's.'_oning Code as follows: <br /> 1. The need of the neighborhood, district, �r City for a proposed special property use. <br /> Findings: TLe proposed use is the construction of three single family residences on three lots <br /> known as lots 13, 14 & 15, block 229, Plat of Everett Division "0". <br /> Conclusions: The surrounding area is developed with residential and some commercial uses. <br /> 2. The adequacy of streets, utilities and public services required to serve a proposed use. <br /> Findibgs: Chestnut Avenue, which abuts the subject prope�'iy, is an unimproved right-of-way. <br /> The property is accessed via a 16' �vide right-of-way gravel alley. The City Public Works <br /> Department is requiring that the alley way be paved per City Standard#303 &om 13th Street to <br /> the north property line of lot 15. The installation of a water main &om 13th Street north to lot <br /> 15 within the Chesfiut Avenue right-of-way and the installaticn of a sewer main from 13th <br /> Street north to lot 15 within the Chestnut Avemie right-of-way if the proposed residences <br /> cannot gravity flow to the existing sewer line in the alley. <br /> Tlie City's Fire Department is requiring the installation of residential sprinkler systems for each li <br /> dwelling to be constructed on the lots. <br /> Conclusions: Adequate provisions for access, utilities and public services for tlte proposed <br /> residences can be accommodated subject to the above conditions. <br /> 3. The impact of traffic generated by the proposed use on t6e surrounding area, pedestrian <br /> circulation and public safety; and the ability of the proponent to mitigate such potential <br /> impacts. <br /> Findings: The proposed addition of three new single family residences will add approximately <br /> 30 average daily trips [o the area. The City Public Works Department has required [lie alley- <br /> way to be paved per City Standards. <br /> Conclusions: There�vill be no adverse traf£c impacts generated by the proposal. <br /> �3 <br />
