i � <br /> e) Landscape Maintenance Responsibilitv: The short <br /> subdivision is required to submit documents for landscaping <br /> maintenance per EMC Chapter 18.28.080 (Prior to Short <br /> Subdivision Approval). <br /> i) The maintenance of all landscaping and street trees located <br /> on any lot within a proposed pro�ect shall be the <br /> responsibility and expense of the applicant, developer, <br /> builder or property owner until such time as a certiTcate of <br /> occupancy is issued(or the lot and sold to a homeowner, <br /> then said maintenance responsibility shall trans(er to the I <br /> homeowner. A restrictive covenant to be recorded with the I <br /> County Auditor shall be filed by the applicant for the City's <br /> review and approval a:such time that final subdivision or <br /> short subdivision approval is requested specifying the <br /> homeowner's maintenance responsibilities as provided <br /> herein. <br /> ii) Tlie maintenance of all common landscaping areas within <br /> this project sl�all be the responsibility and expense of the <br /> applicant, deveioper, builder or property owner until such <br /> time as a certi�cate of occupancy is issued (or the lot and <br /> sold to a homeowner, then said mainfenance responsibility <br /> shall transfer to the homeowner. A restrictive covenant fo be <br /> recorded witli tl�e County Auditor shall be filed by the <br /> appiicant for the City's review and approval at such time that <br /> final subdivision or shcrt subdivision approval is requested <br /> specifyin,q the homeowner's maintenance respcnsibilities as <br /> provided I�erein. <br /> 4. Tlie following note must be placed on the Final Map as a <br /> "CONDITION OF SHORTSUBDIVISIONAPPROVAL: <br /> a) Residential landscaping in the front yard is required to be <br /> compefed prior to occupancy permits per EMC Chapter <br /> 18.28.080 F: <br /> b) Each lot is required to provide private yard area (open <br /> space) as defined in EMC Chapter 18.28.250; <br /> c) It will be the responsibility of the property owner to maintain <br /> the street trees on the individual lots on w.hich each tree or <br /> trees are located; <br /> c) Four(4) off-street parking stalls are required for all Lots. <br /> d) Garage — Lot 2 is required to provide 2-car garage meeting <br /> minimum size and setbacks per EMC 18.28.140. <br /> e) The site must be developed in general conformance with the <br /> approved (inal site plan dated 01/03/07. <br /> � <br />
