16. If this project will create more than 10,000 square feet oi <br /> hydraulically connected pavement, a wet pond shall be required to <br /> provide runoff treatment. The wet pond shall be desigr,ed to meet <br /> the criteria lound in Section 3-1.9 of tlie City's Storm water <br /> Management Manual. <br /> 17. All storm water/acilities shall be designed in accordance witl� City <br /> stardards. <br /> 18. Requirement for Maintenance Warranty Bond - after satisfactory <br /> completion of the detention/retention or other drainage <br /> lreatment/abatement facilities and release of any peiiormance bond <br /> b}� the city, the developer construction the drainage facilities must <br /> satisfactorily maintain the facilities for a two-year period. A <br /> rraintenance warranty bond in an amount eryual to 10% of the cost <br /> of construction of the drainage facilities must be posted and <br /> maintained throughout the two-year drainage facility maintenance <br /> period. This bond may be used by the city to correct de(iciencie.� �n <br /> maintenance of the drainage facilities. In addition, the warranty <br /> bond shall cover flie cost of design defects and/or (ailures in <br /> workmanship o( the (acilities throuyhout the two-year maintenance <br /> period. Alternatively, an equivalent cash deposit to an escrow <br /> account administered by a local bank designated by the cit}�may be <br /> acceprable. <br /> 19. A two (2)-car garage is required ai Lot 1 prior to (inal sliort plat <br /> approval. A building permits is required and tlie garage must met <br /> EMC 18.28.140 requirements. <br /> 2C. A Public Works permit is required for this project. Detailed <br /> drawings in accordance with City Design and Construction <br /> Standards shall be submitted to the Public Works Department, <br /> showing uti(ities, storm drainage, temporary censtruction erosion <br /> control, and all required improvements in the public right-of-way. <br /> Public Works Department approval o(these drati,ings is required <br /> prior to any permits being issued. All improvements shall be <br /> completed, and warranted before the final approval is granted. <br /> 21. Those portions of the house and all other out buildings over the <br /> proposed lot line must be removed. Bui;ding and demolition <br /> permits are required. <br /> FINAL APPROVAL OF THIS SHORT SUBDIVISION sl�all be given subject to <br /> tlie satisfactorv completion of the above-specified rPquirements and <br /> improvements, witliin three (3) years from tlie date of this approval. <br /> to <br />
