The proposal is located within the W1/2 of <br /> Section 18, Township 2PN, Range SE W.M. at Jordan Park located at the west end of <br /> 13th Street near the North Marina. The site is zoned M-S, Maritime Services. <br /> Laundroma:s and shower facilities f.r,r transient boat moorage are listed as permitted <br /> us�s in the M-S zone. <br /> Since the proposed project is •��ithin 200 feet of the Snohomish River and over $2,500 <br /> i� value, the project is subject to the City of Everett Shoreline Master Program per <br /> C.M.C. 20.12.060. The Shoreline Master Program designates the site as Urban <br /> Envir�nment - developed and redeveloping (See Exhibit 1). The proposad <br /> improvement is defined under the use activity - "Marinas".. Marinas are listed as a <br /> permitted activity in the Urban Environment. (See Exhibit 2). <br /> The Shoreline permit process requires the proposed project to comply with the <br /> "General Regulation of Use Activities" (See Exhibit 3) and the specific regulations of <br /> the Shoreline Master Program. The proposal must meet the specific regulations that <br /> apply to "Marinas". (See Exhibit 4). <br /> DECISION: The Planning Director approves the Shoreline Substantial Development <br /> Permit. The following conditions will assure complian�e with the general and specific <br /> regulations of the City of Everett Shoreliiie Master Program and Zoning Code. <br /> 1. Construction or substantial progress toward consiruction of a project must be <br /> undertaken within 2 years after final approval of the permit, and completed within <br /> five years. If the project has not qeen completed in this time span tlie permit will <br /> be reviewed by the Planning Department who will do one of followir�g: extend the <br /> permit for one ear, or terminate the permit. <br /> ���' � <br /> Paul A.
