INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SLPA <br /> conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br /> comply with all ordinances in effect at the time a complete building permit application is <br /> filed, including those not specifically set forth herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning DepaRment <br /> for information regarding appeals processes for the requirements listed in this document. <br /> 1. Detailed drawings in accordance with City Design and Construction Standards shall be <br /> submitted to the Public Works Department showmg site parking layout, landscaping, <br /> utilities, storm drainage, temporary construction eros�on control, and all required <br /> improvements in the public right-of-way. Public Works Department approval of these <br /> drawings is required pnor to any permits being issued. All improvements shall be <br /> completed, approved, and warranted before Occupancy pemtits are issued. <br /> 2. This project must comply with the current State of Washington Building Code and <br /> sprinkler Ordinance. M automatic sprinkler system and fire alarm system is required. <br /> 3. Proposed driveways must be per City Standard #307 with their location to be spproved by <br /> the City Traffic Engmeer. <br /> 4. Right-of-way for the proposed sidewalk adjustment on the south side of the project must <br /> be granted to the City of Everett. <br /> 5. Parking must be per City Zoning Code and City Design and Construction Standards and <br /> Specifications. The apphcant is proposing thirty-nine (39) off-street parking stalls for the <br /> proposed project. <br /> 6. Building setbacks must be a minimum of 10 feet front yard, 10 feet comer, 5 :'�et side yard <br /> and 5 feet rear yard for the proposed maintenance building in the R-4 zone. I'sui:ding <br /> height shall be a maximum of 80 feet. <br /> 7. Landscaping must be provided per Section 35 ofthe Zoning Code. At a minimum this <br /> must include the followmg: <br /> a. A landscape strip a minimum of 10 feet wide must be provided in the front yard <br />� setback area along the 15th Avenue street frontage and the 14th Avenue street <br /> frontage except for driveways. These areas shall be planted with Type III <br /> landscaping. <br /> b. A minimum of 683 square feet of landscaping shall be provided in the interior of the <br /> parking lot for the thirty-nine (39) parking stalls, exclusrve of the landscaping <br /> required to be provided along the 14th Street and ISth Street fron?ages. <br /> c. Prior to issuance of any perniits, landscaping plans rrust be reviewed and approved <br /> by the Planning Department per Section 35.100 of the Zoning Code. The <br /> landscaping plan must show location and dimensions of required vegetated swales, <br /> wetponds, detention ponds, rocke:ies and retaining walls, and grading at 2-foot <br /> intervals. Irrigation systems must be provided in all landscaped areas per Section <br /> 35.130 of the Zoning Code. A 2-year maintenance assurance device must be <br /> provided for the landscaping per Section 35.130B of the Zoning Code. <br /> 3 <br />� <br />
