The request also includes an <br /> administrative variance request to reduce the required parking from 89 <br /> stalls to 72 stalls. The findings and conclusions regarding the variance <br /> request are contained ii� this decision. <br /> FACTORS CONSIDERED BY CITY DEPARTMENTS: Section 18.48.020-C of Ordinance <br /> #2046-95 requires that the City review the proposed binding site plan to determine whether it <br /> meets the following criteria: <br /> 1. Comprehensive Plan -Whether the proposed Binding Site Plan, site plan and other <br /> required application information proposed for development relates to ail elements of 4he <br /> comprehensive plan. <br /> F�n i q; The Everett Comprehensive Plan designates this area as "Mixsd Use <br /> Commercial - Multiple Famiiy." <br /> Conclusion: The proposed Binding Site Plan is consistent with the Everett <br /> Comprehensive Plan. <br /> 2. Zoning - Whether the proposed Binding Site Plan, site plan and other required <br /> application information meets the zoning regulations, except as permit�ed b� this article. <br /> Findina• The proposed lots are located in s zone clesignated as B-2, Community <br /> Business. The minimum lot size is 5,000 square fi:et. Minimum lot width is 50 feet. ' <br /> The minimum Ic: area per dwelling unit is 2,4C0 square feet. Ttie total site area is <br /> 142,134 square feet (3.25 acres). <br />
