b. A landscape strip a minimum of five feet wide must be provided along the interior <br /> property lines. These areas shall be planted with Type III landscaping. <br /> c. A minimum of 10 feet of nativa vegetation shall be planted along the rear (east) <br /> property line. Landscaping in this area shall be generally consistent with existing <br /> huffer vegetation for the mitigated wetland/detention pond owned by the City on <br /> tl�e abutting property. <br /> d. A minimum of 1,814 square feet of landscaping shall be provided in the inierior <br /> of the parking lot ror the 72 parking sialls. Landscaping must be provided per <br /> Section 35.080E of the Zoning Code. <br /> e. Prior to issuance of any permits, landscaping plans must be reviewed and <br /> approved by the Planning Department per;ection 35.100 of the Zoning Code. <br /> The landscaping plan must show location and dimensions of required vegetated <br /> swales, wetponds, detention ponds, rockeries and retaining walls, and grading at <br /> 2 foot intervals. Irrigation systems must be provided in ail landscaped areas per <br /> Section 35.130 of the Zoning Code. A 2 year rnaintenance assurance device <br /> must be provided for the landscaping per Section 35.1306 of the Zoning Code. <br /> 22. A minimum of 8,850 square feet of open space is :equired on the site per Section <br /> 15.030 of the Zoning Code. Calculations for open space areas must be provided on the <br /> plans submitted for Building Permits. Landscaping in the parking areas and setbacks <br /> shall not be counted in meeting this standard. <br /> 23. On-site recreation facilities must be provided per Section 15.110 of the Zoning Code. <br /> For the 59 units proposed, the project will have a recreation impact of 1.18 acres <br /> (assumes unit sizes between 600 and 900 square feet). Prior to the issuance of <br /> Building Permits, the Planninc� Department must approve a plan for o�-site recreation <br /> facilities. As part of the building permit application, the Applicant must submit a <br /> recreation plan including standards and specifications for recreation 3reas and <br /> equipment, both inside and outside the building, including pictures of�roposed <br /> equipment. If sufficient information is not known at time of submittal fcr building permits, <br /> minimum specifications or examples must be pr�vided. Prior to the issuance of Building <br /> permits, the Planning Department must approve a plan for on-site recreation facilities. <br /> 24. Building facade modulation and roofline variation must be provided per Section 15.050 <br />, of the Zoning Code. The maximum permitted wall length without building facade <br /> modulation is 30 feet. This requirement shall appiy to all buildings in the proposed <br /> development. <br /> 25. A sprinkler system complying with EMC Chapter 16.76 must be provided. <br /> Plans for any such system must be submitted to the Building Department and the <br /> Everett Fire Department for examination and approval. Such plans must include plans <br /> for the underground mains that will supply the sprinkler system. <br /> As of January, 1991, sprinkler system permits are issued by the Building Department. <br /> Plan review fees are assessed by the Building Department. No fee is assessed by the <br /> Fire Department. <br /> Above ground sprinkler piping must be hydrostatically tested as established in NFPA <br /> Standard 13. Underground piping must be hydrostatically tested and flushed as <br /> established in NFPS Standard 24 for private fire mains. All such tests must be <br /> 9 <br />
