All requirements are preliminary in nature, and are based upon the preliminary site i <br /> plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br /> comply with all ordinances in effect at the tim� a �omplete building permit application is <br /> filed, including those not specifically set farth herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 oF the Zoning Code). Contact the Pianning � <br /> Department for informat�on regarding appeal processes for the requirements listed in this � <br /> document. <br /> 1. Detailed drawings in accordance with City Design and Construction Standards shall be I <br /> submitted to the Public Works Departmei:t showing site parking layout, landscaping, � <br /> utilities, storm drainage, temporary construction erosion control, and all required <br /> improvemen:s in the public right-of-way. Public Wari;s Gepartment approval of these <br /> drawings is required prior to any permits being ,ssued. All improvements shall be <br /> completed, approved, and warranted before Occupancy pertnits are issu=d. <br /> 2. City streets are to be kept clear of dirt and debns at sll times during cnnstruction. Dust I <br /> suppression and streat cleaning must occur as directed by the Public Works Inspector. <br /> 3. Pertnits must be obtained for all fill removed from the site and placed within the City <br /> limits. <br /> 4. P ny broken or damaged sidewalk shall be repaired/replaced per the City Public Worics <br /> Inspector. <br /> 5. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1171-85 and subsequent revision are applicable. These charges are based I <br /> on projected water usage and can be substar�t?al. The applicant is encouraged to obiain <br /> a copy of the Ordinance and detertnine estimatEd cP�arges prior to building permit <br /> application. The actual cost shall be computed by the Public Works Deparfinent per the I <br /> ordinance in effect at the time and according to the information provided on the li <br /> approved plans on the date of pertnit issuance. <br /> 6. The utility connection charge that is collected from all building permit applicants at the <br /> time of building pertnit issuance will be increased by approximately 50% effective July <br /> 13, 1994. The charge will again be increased by 50% effective January 13, 1995. To <br /> avoid the higher utility connection charge a complete building permit application <br /> (including appropriate civil construction plans stamped by a licensed engineer) must be <br /> filed with the City's Public Worics Dep2rtment prior to the effective date of the increase. <br /> 7. A one-year guarantee is required on the public improvements for an amount not less <br /> than 10% of the cost of construction and shall run for one year from the date of issuance <br /> of the first Occupancy Permit for the project. <br /> 8. On-site watertnain will be staked within an easement to the City. The easercient will be <br /> submitted to the City prior to the issuance of permits. <br /> 9. As-builts of storm sev�er, sanitary sewer, and water systems will be required to be <br /> submitted per City design and construction standards and specifications. <br /> 10.
