INFORMATION FOR DEVELOPER: <br /> The following infortnation is provided for the developer's benefit. T'hese are nct SEPA conditions. All <br /> requiremenu are preliminary in nature, and aze based upon the preliminary site plan and the ordin�ccs <br /> in effect at time of submittal for SEPA review. The proposal must comply with all ordinances in <br /> effect at the time a complete buildin¢pe!mit application is filed, indudine those r.ot specifically <br /> set forth F.erain. (Exception: For vesting under the Zoning Code, please reier to Section 44 of the <br /> Zoning Code). Contact the Planning Departrnent for information regarding appeals processes for the <br /> requirements liste.; in this dce�ment. <br /> l. Detailed drawings in accordance with City Design and Construction Standards shall be <br /> submitted to the Public Works Department, showing site parking layout, landscaping,utilities, <br /> storm drainage, temporary conswction erosion control, and all required improvements in the <br /> public right-of-way. Public Works Departrnent approval of these drawings is required prior to <br /> any permiu being issued. All improvements shall be completed, approved,and warranted before <br /> the Occupancy Permit is issued. <br /> 2. Special charges for connection to the public sewer and water systems in accordance with <br /> Ordinance 117-85 and subsequent revision are applicable. 'I'hese charges are based on projected <br /> water usage and can be substantial. The Applicant is encouraged to obtain a copy of the <br /> Ordinance and detemiine estimat�charges prior to building permit application. The actual <br /> charges shall be computed by the Public Works Departrnent per the ordinance in effect at the <br /> time and accordino to the information on the approved plans at the time of building pemtit <br /> issuance. <br /> 3. On-site detention of stonnwater runoff from impervious arezs is required per City standarcis, <br /> unless a downstream analysis, performed by the applicant, indicates the downstream storm <br /> drainage system has the capacity to convey, without flooding,the additional stormwater runoff <br /> from the 25-year storm. <br /> 4. Treatrnent of stortnwater runoff from the pa��ed areas must occur, per Ciry standards, prior to <br /> discharge of the stormwater from the aite or to a stream or wetland. <br /> 5. Stormwater detention/retention, quality protection,and treatrnent requirements for this project <br /> shall be those requirements in effect at the time of application for Public Works permiu. "t'F:�s <br /> project site is within the Silver Lake basin. Currendy, stormwater treatment is required when <br /> 10,000 squaze feet of pavement is created. Stortnwa[er runoff must Le routed through a wcdand <br /> in serious with a vegetated swale. All n�noff trcatment facilities must bc dcsigned and <br /> constructed per City standards. <br /> 6. On-site watermain will be staked w�ihir.an easement to the City. The casement�1�11 be submitted <br /> to the City prior to issuance of permits. <br /> 7. As-builts of storm sewer, sanitary sewer,and water systems must be submitted and approved <br /> before any Certificate of Occupancy can be issued. <br /> 8. Compliance with the City's Sprinkler Ordinance is required. <br /> 3 <br />
