9. City street and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and strcet cleaning must occur as directed by the Public Works Inspector. <br /> 10. As-builts of storm sewer, sanitary sewer,and water systems will be required to be submitted per <br /> City Design and Construction Standards and Specifications. <br /> I I. A perfortnance guarantee is required for public improvements for an amount not less than 120% <br /> of an approved engineers estimate in accordance with Section 1-6.2 of the Cit}�of Everett Design <br /> and Construction Standards and Specifications. <br /> 12• Warranty guarantces will be required at the time of final acceptance of the public improvements <br /> and/or impruvemenks required by City ordinance in accordance with Section 1-6.2 of the City of <br /> Everett Design and Consttuction Standards and Specifications. <br /> 13. Parking must be per City zoning Code and City Design and Construction Standards and I <br /> Specifications. For the 40 one-and two-bedroom units proposed, a minimum of 80 parking <br /> stalis are required. A minimum of 4 (four)handicap spaces must be provided. T'he applicant <br /> has submitted an application for a variance from the parking standard. <br /> 14. A pedestrian circulation system for the site must be approved by the Planning Director and I� <br /> Traffic Engineer prior to the issua�tce of any buildin3 pernuts. Walkways must allow <br /> pedestrians and wheel chairs to gain easy access from sidewalks and bus stops to building I <br /> entrances L`vough the use of paths which aze physically separated from vehicle traffio and <br /> maneuvering areas, (See ihe City's Desi�and Construction Standards and Specifications <br /> Manual and Section 39.165 of the Z.oning Code.) <br /> 15. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br /> Zoning Code. <br /> 16. My rcekeries or retaining walls proposed in required setback areas must be in conforniance with <br /> Section 39.150 ofthe'Loning Codr,. <br /> 17. Rooftop mectianical equipment, including vents, mast be screened per Section 39.040 of the <br /> Zoning Code. <br /> 18. Building setbacks must be a minimum of 20 feet fTont yard, 5 fcet side yazd, 10 feet comer and <br /> 20 feet rear yard. Building height shall be a maximum of 35 feet. <br /> 19. Landscaping must be provided per Section 35 ofthe Zoning Code. At a minimum,this must <br /> include ihe following: <br /> a. A landscape strip a minimum of]0 feet wide must be pro�ided in the front yard setback <br /> area tlong the 112th StreeUl6th Avenue SE frontage,except for the driveway. This area shall <br /> be planted with Type III landscaping. <br /> b. A landscape strip a minum�m of 5 feet wide must be provided along the north line. This <br /> area shall be planted with Type III landscaping. The applicant must submit a landscape <br /> modification request to the Planning Departrnent if the]anclscaping will not be placed along the <br /> north property line which abuts a ten(10)foot access easement. <br /> 4 <br />
