INFORMATION FOR DEVELOPER: <br />Tlie following information is provided for the developer's benefit. These are not SEPA conditions but are <br />associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br />the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building permit application is filed, <br />including those not speci6cally set forth herein. (Exception: For vesting under the Zoning Code, please <br />refer ro Section 44 of [he Zoning Code). Contact the Planning Department for information regarding appeals <br />processes for the requirements listed in this document. <br />1. A Public Works Permit is required for this project. Detailed drawings in accordance with City Design <br />and Construction Standards shall be submitted ro the Public Works Department, showing site parking <br />layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required <br />improvements in the public right-of-way. Public Works Deparvnent approval of these drawings is <br />required prior to any permits being issued. All improvemenu shall be completed before the final <br />Occupancy Permit is issued. <br />2. Full standard half street improvements are required to this property's 16�' St. frontage, including but not <br />limited to curb, gutter, sidewalks, street widening and drainage control per City Design Standards. <br />3. Pazking must be per City Zo,.ing Code and City Design and Construction Standazds for Development. <br />Spaces 5 and 6 shall be 8'-6" wide to reduce the number of compact spaces provided. <br />4. This project must comply with die current City of Everett Building Code and Sprinkler Ordinance. <br />Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 <br />and subsequent revision are applicable. These charges are based on projected water usage and can be <br />substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated chazges <br />prior to building permit application. The actual charges shall be computed by the Public Works <br />Department per the ordinance in effect at the time and according to the information on the approved <br />pians at the tirne of building permit issuance. <br />6. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br />suppresseon and street cleaning must occur as directed by the Public Works Inspector. <br />A one year warranty is required on the public improvement for an �unount not less than 10% of the cost <br />of construction and shall run for one yeaz from the date of final approval/issuance of the first <br />Occupancy Permit. <br />8. A Performance Guarantee is required for street improvements on 16'" St. prior to any building permit <br />being issued. <br />9. Temporary erosion control measures for construction activity must be operational prior to <br />commencement of any clearing or earthwork. . <br />10. Placement and screening of refuse disposal areas must be provided per Section 39.080 of [he Zoning <br />Code as follows: <br />
