INFORMATION FOR DEVELOPER: Tlie following information is provided for the developer's benefit. These are not SEPA conditions but are associated with other laws or requirements. All requirements are preliminary in nature, and are based upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal must comply with all ordinances in effect at the time a complete building permit application is filed, including those not speci6cally set forth herein. (Exception: For vesting under the Zoning Code, please refer ro Section 44 of [he Zoning Code). Contact the Planning Department for information regarding appeals processes for the requirements listed in this document. 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City Design and Construction Standards shall be submitted ro the Public Works Department, showing site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required improvements in the public right-of-way. Public Works Deparvnent approval of these drawings is required prior to any permits being issued. All improvemenu shall be completed before the final Occupancy Permit is issued. 2. Full standard half street improvements are required to this property's 16�' St. frontage, including but not limited to curb, gutter, sidewalks, street widening and drainage control per City Design Standards. 3. Pazking must be per City Zo,.ing Code and City Design and Construction Standazds for Development. Spaces 5 and 6 shall be 8'-6" wide to reduce the number of compact spaces provided. 4. This project must comply with die current City of Everett Building Code and Sprinkler Ordinance. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 and subsequent revision are applicable. These charges are based on projected water usage and can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated chazges prior to building permit application. The actual charges shall be computed by the Public Works Department per the ordinance in effect at the time and according to the information on the approved pians at the tirne of building permit issuance. 6. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust suppresseon and street cleaning must occur as directed by the Public Works Inspector. A one year warranty is required on the public improvement for an �unount not less than 10% of the cost of construction and shall run for one yeaz from the date of final approval/issuance of the first Occupancy Permit. 8. A Performance Guarantee is required for street improvements on 16'" St. prior to any building permit being issued. 9. Temporary erosion control measures for construction activity must be operational prior to commencement of any clearing or earthwork. . 10.
