a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br />commercial, industrial, and institutional developments and shall not be iocated in a required <br />front yard setback area, or street side setback area for corner lots. Where an alley abuts a lot, <br />the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br />All garbage dumpsters and recycle bins must be screened from view from the street and from <br />adjace�t properties. This screening may be done using dense vegetation or by placing the <br />dumpster or recycle bin in a structural enclosure. <br />For specifics on design of refuse and recycling facilities, contact Rubatino Refuse Removal, <br />Inc. at 259-0044 for areas generally north of 112th Street. For areas east of I-5 from Valley <br />View south, com:act Waste Management Northwest, Inc. at 337-1197. <br />11. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br />Section 39.150 of the Zoning Code. <br />12. Roofrop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br />Code. <br />13. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br />the following: <br />a. A landscape strip a minimum of 5 feet wide must be provided along the west and east property <br />lines. This area shall be planted with Type III landscaping. <br />Landscaping shall be provided within tl;e excess right-of-way area between the front properry <br />line and the street along lu'� Street SE. This area shall be planted with Type III landscaping. <br />c. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the City <br />of Everett per Section 35.100 of the Zoning Code. The landscaping plan must show location, <br />type and size of plantings to be installed. Irriga[ion systems must be provided in all <br />landscaped areas per Section 35.130 of the Zoning Code. A 2-year maintenance assurance <br />device must be provided for the landscaping per Section 35.130B of the Zoning Code. <br />14. A portable fire extinguisher with a minimum U.L. rating of 2-A:10-B:C shall be provided within 75 <br />feet of travel on all floors of each building during construction and prior to occupancy. <br />15. An approved automatic fire detection system shall be provided as required by City Clydinance No. <br />1902-92, Chapter 16.76, of the Everett Municipal Code. <br />Plans for such a system shall be submitted to the Fire Marshal for review and approval prior to <br />installation. Submittal shall include cut sheets of all equipment intended for use. Appropriate trip <br />tests, witnessed by a Fire Department inspector, shall be performed, along with a certificate of <br />completion, prior to final acceptance of the system. <br />Fire alarm systems shall be installed according to NFPA Standazd 72. <br />
