SECTION I - Project Overview <br />GENERAL PROJECT DESCRIPTION: <br />The site proposed for Hearthstone Lane is a 3.63-acre parcel located on 18'h Avenue <br />West south of Walter E. Hall Golf Course. More generally, the site is in Section ?4, <br />Township 28 N, Range 4 E. <br />Soils on ihe site are classified as Aldenvood Gravely Loam, which ranges from gravely, <br />sandy loam to very gravely loam. This soil is "moderately deep over hardpan and is <br />moderately well-drained."' <br />Sixteen single-family detached condominiums wili be buiit. The site will be served by a <br />private drive. This proposal results in the removal of all existing improvements on the <br />site. <br />BASIN DESCRIPTION: <br />The existing site consists of a single basin. As a result of grading and construction of <br />homes, three distinct sub-basins wili be created within the boundary of the site: <br />1. The Northern Tier includes the homes and backyards along the northern <br />property line. <br />2. The Cen4ral Core encompasses the roadways, driveways and front yards, and <br />3. The Southern Tier consists of the backyards and homes along the south <br />property line. <br />The three sub-basins <br />named above will be used <br />throughout the remainder of <br />this document when <br />discussing runoff <br />manayement.
