STORMWATER MANAGEMENT DESCRIPTION:
The plan for this project is to employ "low impact development techniques" to attenuate
and treat runoff. A two-step approach is proposed to manage runoff from the Central
Corn of the developed area.
STEP 1: Direct street and drivevay runoff to the Rain Gardens located along
the perimeter of the roadway.
STEP 2: Allow runoff that exceeds the storage capacity to flow into the three
compost berms.
Runoff generated within the Northern Tier will be managed by dispersion of runoff to
compost-amended soils covering the backyards. A FrencYi drain along the nortti
property line collects surface runoff and focting drains, ancl directs it to a bubble-up
basin within the wetland buffer. The French drain also helps prevent saturated soils.
The Southern Tier is simpler, with bubble-up basins tor footing drains and dispersion of
roof drains to the back yard compost-amended soils. The existing southwesterly slope
of the buffer encourages subsurface flow that will reduce the risk of saturated backyard
soils.
This design rnimics the predeveloped runoff patterns — the rainfail is provided the
maximum opportunity to infiltrate, and concentrated flows are dispersed. The combined
effect of the storage and infiltration fuliy mitigates the increased runoff from the site.
The specific methods and specifications for achieving this plan are detailed in the
remainder of this report.
HEARTNSTONE LANE 2 DRAINAGE REPORT
APRIL 2006
