developments and shall not be located in a required front yard setback <br />area, or street side setback area for corner lots. Where an aliey abuts a <br />lot, the garbage receptacies, dumpster, or recycle bin shall be located <br />adjacent to the alley. <br />b. All garbage dumpsters and recycle bins must be screened from <br />view from the street and from adjacent properties. This screening may <br />be done using dense vegetation or by placing the dumpster or recycle <br />bin in a structural enclosure. <br />15. Landscaping must be provided per Section 35 of the Zoning Code. At a <br />minimum this must include the following: <br />a. A landscape strip a minimum of 20 feet wide must be provide:d <br />along the street frontage along the 18'h Avenue West frontage. This <br />area shall be planted with Type III landscaping. <br />b. A landscape strip a minimum of 10 feet wide (Type I standard), or <br />15 feet (Type II standard) must be provided along lhe north and south <br />property lines abutting the residentially zoned properties. Note: If Type I <br />landscaping is provided, then a solid fence a minimum of six feet in <br />height is required in addition to the landscaping. <br />c. Prior to issuance of any permits, landscaping plans must be <br />reviewed and approved by the Planning Department per Section 35. i i10 <br />of the Zoning Code. The landscaping plan must show size, height, type <br />and location of plantings to be installed. A two-year maintenance <br />assurance device must be provided for the landscaping per Section <br />35.130B of the Zoning Code. <br />16. Premises shall be ciearly identified by the correct address at the street <br />entry. Buildings shall be clearly identified so as to be visible and legible <br />from the access road. <br />17. Fire flow requirements for this structure are 1,500 gpm. <br />18. The proposal must aiso comply with all other City Code and Ordinance <br />requirements not specifically set forth herein. <br />19. The Applicant is not to use any of the subject property as a storage area <br />for junk, trash, or vehicles. The Applicant will be subject to City of <br />Everett Code Compliance review for any violations of storage of junk on- <br />site. <br />/d <br />
