Chimne7, Roof, & Gutter Repair Chimney. <br />the brick chimney from the roof line up. <br />where roofing meets chimney and counter flash, <br />new metal flashing between the rows of brick. <br />Page Z of 3 <br />Tuck point <br />Step flash <br />mortar in <br />Remove all roof gutters and downspouts and strip all <br />house roof areas (including porches) down to spaced <br />sheathing. Repair rotted board st�eathing at overhangs <br />and throughout other roof areas. Contractor to allow <br />for replacir.g a total of 300 square feet of board <br />sheathing, provide credit to owner for less. Cut off <br />rotted rafter tails and scab new matching alongside old <br />rafter. install clear 1" x 6" fascia boards to all <br />r.after tails including porches. <br />Cover all stripped rooi areas with 1/2" CDX plywood <br />sheathing. <br />Roofing. Install three-tab fiberglass shingles (20 year <br />roofing warranty to be registered with the manufacturer <br />hy the contractor) over new sheathing. Mastiic where <br />lower roofs butt into hoese walls aad repair all other <br />roof penetrations to last at least the life expectancy <br />of the new roofing. Owner to sel2ct color of new <br />roofing. <br />G�tters. Paint new roof fascia boards (at least two <br />__goats) with appropriate paint materials for new wood <br />�urfaces, install white 5" R style continuous aluminum <br />gutters and downsF,outs around the entire house, upper <br />and lower roofs with the exception of the front and side <br />�porches. Contractor may reuse existing downspouts if <br />possible. Place concrete splash blocks where drains are <br />aot_available. All new work called out in thi.s item <br />shall complp with the requirements of the Uniform <br />Building Code, 1982 edition. in addition, the new <br />roofing shall be installed in accordance with the <br />roofing manufacturer's specifications. �y <br />$- 2 � 8 C�, '� <br />2. Doors & Windows Doors. Replace both the upstairs <br />apartment and the basement exterior entry doors with new <br />bi.rch grefinished prehung soli8 core doors complete with <br />thresholds, weatherstripping, and trim (matching on the <br />exterior) out completing surrounding walls. The <br />apartment door to have 18" x 18" insulated glass panel <br />in the top portion. The basement door to be birch slab <br />type, Install single cylinder deadbolts and entry <br />locksets in both doors, deadbolt and lockset keyed alike <br />in each door. Add deadbolt (and sweep) to main floor <br />kitchen rear door, keyed to lock below and same finish. <br />The other new locks, Schlage or equal, to be polished <br />brass. Owner to select color of new door finish. <br />Windows. Replace the upstairs apartment bedroom windows <br />(2) with opening insulated aluminum replacement units <br />and screens. The rear unit to be awning type and the <br />side unit to be single hung. Awning to meet code egress <br />requirements. <br />New work in this item to comply with the requirements of <br />the Unifurm Buiding Code, 1982 edition. <br />$ f23�,� <br />
