PLANNING DIRECTOR CERTIFICATION <br />NON-CONFORMING BUILDING #02-015 <br />Applicant: Ronald & Virginia Wagner, 2919-18'h Street, Everett, WA 98201 <br />of property structure(s) and parcel(s) being certified: <br />Site Address: 2919 — 18"' Street <br />Legal Description: Blk 5 Victory Add to Everett Lot 18 <br />Tax identification Number: 0060540050180001 <br />Zoning: R-2 Single Family Detached Medium Density <br />Description of Non-conformities: The site is developed with a single-fainily residence <br />and a attached garage. According to Snohomish County Assessor's records the above <br />structures were constructed prior to December 1, 1956. <br />The residence fails to meet the required twenty-foot (20') rear setback from the north <br />property line for living space. <br />Refer to tlie attached site plan, provided by the property owner, for information regarding <br />specitic building setbacks, building height, and building dimensions. <br />Decision: I hereby find that the use and setbacks for the above structure(s) are <br />recognized as legal non-conforming and meet the City of Everett Zoning Code in effect <br />at the time of construction. This certification is subject to revocation if it is found that the <br />information upon which this decision was based is erroneous.
