The site is zoned R-4, Multiple-Pamily High Density Residential Zone, which <br />would allow this use. The site is currently vacant with the exception of <br />one four-plex• areasron the site.thNosstandardastreetdimprovementstcurrently <br />several marshy <br />exist on Chestnut or 18th St. <br />Z. Access to the site shall be from alley only. Standard street improvements are <br />required on 18th St. and on Chestnut, including concrete curbs, gutters, 5 foot <br />concrete sidewall:s and asphalt street sectronertyhlineley shall be improved to <br />City of Everett standards from the North p P <br />3. A detailed drawing shall be submitted to the Public I�orks Department sho�aing <br />parking layout, landscaping, driveways, storm drainage, and all r�4 oval of <br />provements to the public righC-of-way.
