A 2 year maintenance assurance device must be provided for the landscaping per Sect?on <br />35.1306 of the Zoning Code. <br />35. A minimum of 1,200 square feet of open space is required on lhe site per Section 15.03C <br />of the Zoning Code. Caiculations for open space an.as must be provided on the plans <br />submitted for Building Permits. Landscaping in the parking areas and setbacks shall not <br />be counled in meeting this standard. <br />36. On-site recreation facilities must be provided per Section 15.110 of the Zoning Code. <br />Prior to the issuance of Building Permits, the Planning Department must approve a plan <br />for on-sile recreation facilities. As part of the building permit application, lhe applicant must <br />submit a recreation plan including standards and specifications for recreation areas and <br />equipment, both inside and outside the building, including pictures of proposed equipment. <br />If sufficient information is not known at lime of submittal for building permits, minimum <br />specifications or examples must be provided. Prior to the i:,suance of Building permits, the <br />Planning Department must approve a plan for on-site recreation facilities. Tot lots must be <br />located in central areas, where adequate supervision of cliildren can be provided. <br />37. Building far,ade modulation and roofline variation must be provided per Section 15.050 of <br />the Zoning Code. The maximum permitted wali length without building fa�ade modulation <br />is 30 feet. NOTE: The City has reviewed and approved the Building Elevations dated <br />June 13, 2005 (Sheets A1 of Ad and A2 of A9). Any changes to the approved <br />building elevations must be reviewed and approved by ;he Everett Planning <br />Department. <br />Fire Department Comments <br />Access - O.K. as shown on the site plan reviewed. <br />2. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes shall <br />be i�entified by red curbs wilh white stenciling staling "NO PARKING - FIRE LANE" and <br />vertical signs stating "NO PARKING - FIRE LANE - TOW AWAY ZONE." Location shall <br />be approved by tfie Fire Marshal. <br />3. Premise Identification - Premises shall be clearly identified by tlie correct address at the <br />street entry. Buildings shall be clearly identified so as to be visibie and Iegibie frorn the <br />access road. Individual apartments and suites, where applicable, shall be clearly and <br />legibly identified from the access road. <br />4. PREMISE IDENTI�ICATION AND ALL REQUIRED FIf2E DEPARTMENT ACCESS <br />ROADS AND FIRE HYDRANTS SHALL BE IN SERVICE PRIOR TO COMMENCEMENT <br />OF CONSTRUCTION. <br />5. Security Fence - Any security fence erected around the constructior� site shall be located <br />so as to not obstruct any existing hydrant, fire protection equipment, or Fire Department <br />access. If Fire Department access is obstructed, gates or other openings shall be <br />provided for access. <br />6.
