/2J <br /> CITY OF EVERETT <br /> PLANNING COMMISSION <br /> RESOLUTION NO. 08-15 <br /> A Resolution recommending that City Council <br /> Approve the Everett Riverfront District Planned Development <br /> Overlay Master Plan Zoning Standards and Guidelines <br /> WHEREAS, the City of Everett has been working on the Everett Riverfront District project for <br /> over ten years to redevelop former industrial and landfill sites; and <br /> WHEREAS, the City of Everett has developed a Vision and Comprehensive Plan for the Everett <br /> Riverfront District where people work, live, shop, have recreation opportunities, and gather for <br /> events; and <br /> WHEREAS, when the Everett City Council and Mayor decided to sell the Everett Riverfront <br /> District property to developer, Oliver McMillan, they started the action towards development of <br /> the area. This decision reflects their desire for very high quality development which is <br /> implemented through zoning standards and design guidelines which will result in a high quality <br /> community/neighborhood. <br /> WHEREAS, the development standards went through a public process while being developed <br /> for the Everett Riverfront District Area to give standards for a high quality sustainable <br /> development; and <br /> WHEREAS, the Planning Commission held several workshops and public hearings on the <br /> Everett Riverfront District environmental review process and development standards; and <br /> WHEREAS, the Planning Commission listened to the comments by interested citizens, business <br /> owners, and property owners; and <br /> WHEREAS, the Planning Commission finds: <br /> 1. The proposed Everett Riverfront District development standards reflect the direction given <br /> by the Everett Comprehensive Plan. <br /> 2. The proposal is consistent with the public health, safety, and welfare goals of the community. <br /> 3. The Environmental Review for the Everett Riverfront District development standards was <br /> completed through: (1)Adoption of the Draft EIS, Final EIS and Addendum No. 1 to the <br /> Final EIS and (2) the environmental review and mitigation of the proposed actions are <br /> outlined in the environment documents. <br /> 1 <br />
