3 <br /> Schedule <br /> • Complete by December 31, 2009. <br /> 2. Kick -Off Event and Preliminary Meetings <br /> a. Prepare for and conduct a corridor-wide open house/work session to initiate the process <br /> and identify goals and various constituencies. The event will also be an opportunity for <br /> participants to map and identify problems, potentials, and preferred development types. <br /> b. Meet with up to four smaller neighborhood groups to discuss issues related to individual <br /> nodes. The desired result of these meetings is one or more sketch alternatives for <br /> priority nodes. If desired, a "pedestrian walk-through audit" can be part of these <br /> sessions. <br /> c. Meet with up to three business groups (e.g., car dealers, property owner interests) to <br /> discuss their concerns. <br /> d. Meet with the Task Force to review results of the meetings and set the direction for <br /> Step 3. <br /> City Responsibilities <br /> • Assist in identifying key groups and stakeholders. <br /> Products <br /> • Notes from the meetings. <br /> • Locally developed alternative schemes for applicable nodes or subareas. <br /> Schedule <br /> • Complete by Mar 31, 2010 <br /> 3. A Iternative Land Use/Transportation/Revitalization Schemes <br /> a. For specific sites, identify the relative feasibility of desired development types (e.g., <br /> multifamily residential, neighborhood-oriented retail, mixed-use). The analysis will be a <br /> cursory examination of return vs. investment for a representative site plan development, <br /> with an evaluation of what is necessary to make the project feasible. <br /> b. Identify redevelopment goals and potentials for each corridor segment based on <br /> Comprehensive Plan policies, growth targets, and demographics needed to support local <br /> objectives (e.g., local commercial services, transit, street capital infrastructure). Review <br /> with respect to the Comprehensive Plan. <br /> c. Develop, with staff, between one and three alternative schemes for each corridor <br /> segment. Explore commercial, residential, and mixed-use options.
