Products • A corridor redevelopment scenario, with one or more development schemes, for each segment illustrating redevelopment opportunities, proposed types, public improvements, and general public actions necessary to support each segment. The scenario may include alternatives or questions for City policymakers and citizens to consider (e.g.: Should the City favor intense residential or commercial uses in a certain area? Should the City undertake substantial modifications to the Evergreen Way right-of-way?). • A comparative analysis of different scenario options. • Possible transportation actions and analysis of implications. • Visualizations of a preferred (or alternate) design character for specific segments, as appropriate. Schedule • Complete by June 30, 2010. 4. A Iternative/Scenario Review a. Prepare for and conduct a public open house/work session to evaluate scenario alternatives. b. Conduct a Developers Forum to review development scenarios and receive comments from the development community on the conditions and actions necessary to achieve the desired redevelopment. c. Meet with the Task Force to sketch a preferred concept. d. Brief the Planning Commission and/or Council and take direction. City Responsibilities • Arrange for the public open house. • Arrange space and time for the Developers Forum. (The consultant will identify forum panel members, with City assistance.)
