Implem entation <br /> a. Describe development incentives, programs, public improvements, and other actions <br /> necessary to encourage the desired development. <br /> b. Describe the land use and design review actions needed for implementation. The <br /> products to the City will include draft development regulations and guidelines to <br /> implement the plan's land use and design concepts for City review. Depending on City <br /> direction, the regulations and guidelines will be stand-alone documents or provisions to <br /> be integrated into existing code or guideline language. <br /> c. Describe the transportation, street improvement, and transit policies needed to support <br /> plan. The plan will identify the priority improvements to local streets and short and mid- <br /> term modifications to Evergreen Way to facilitate local access and pedestrian and <br /> bicycle circulation. The plan will also include mid-to-long range strategies to upgrade <br /> transportation modes over time, recommending measures or analysis needed for <br /> different contingencies (for example, measures for the City to take if transit systems are <br /> dramatically upgraded or if development produces excessive congestion, etc.). <br /> d. Describe the recommended parks, open spaces, trails, and community facilities. <br /> e. Meet with the Task Force to review. <br /> f. As appropriate, identify potential City actions (e.g., land assembly) necessary to pursue <br /> specific redevelopment opportunities. <br /> g. Identify potential revisions to the Comprehensive Plan and other City policies to maintain <br /> consistency. <br /> h. Brief the Planning Commission and/or City Council. <br /> i. Conduct an open house for public review, and review with business interests, as <br /> necessary. <br /> j.
