CITY OF EVERETT `- <br /> PLANNING DIRECTOR DECISION <br /> Use Permit with Conditions—REVI15-9 0 <br /> January 7, 2016 <br /> Applicant: Brian Bodge <br /> 523 61" Street SE <br /> Everett, WA 98203 <br /> Project Location: 3007 Everett Avenue <br /> Everett, WA 98201 <br /> Project Description: Change of Use from single-family residence to an Artist Studio. <br /> Zoning: B-2, Community Business <br /> Background: A Use Permit application was submitted by the Applicant on November 12, 2015. <br /> DECISION: The Planning Director APPROVES with CONDITIONS a change of use from a <br /> single-family residence to an artist studio. <br /> All conditions must be met in order for the change of use to be official. If conditions are not <br /> met, and final approvals are not obtained, the structure will remain classified under the <br /> current use as a single family residence. The city shall retain the right to revoke a permit issued <br /> under this section that fails to comply with any conditions of approval, or which operates in a <br /> manner inconsistent with representations made in the application,pursuant to Chapter 1.20. <br /> Conditions of Approval: <br /> 1) The use of this structure will be restricted to an Artist Studio after final approvals are granted. <br /> The structure cannot revert back to a residential use or transfer to any other commercial or non- <br /> residential use without obtaining City approval.A use covenant will be required to restrict the <br /> use to an Artist Studio. The owner(s) shall record a covenant with the Snohomish County <br /> Auditor's office to run with the land. The use covenant document is available upon request from <br /> the Planning Department and shall be reviewed by City staff prior to recording. The covenant <br /> must be recorded and a copy returned to the Planning Department prior to the issuance of the <br /> certificate of occupancy. <br /> 2) A Building Permit is,required for this project. An application and plans, including a front <br /> building elevation, floor plans, site plan and landscaping plan, are required to be submitted at <br /> the Permit Services counter for the Change of Occupancy per the submittal requirements. <br /> Inspections and final approvals are required for this project prior to any business operations. <br /> 3) A Public Works Permit is required for this project. Detailed drawings in accordance with <br /> current City Design and Construction Standards and Specifications for Development shall be <br /> submitted to the Public Works Department,at the Permit Services counter, showing all proposed <br /> site parking layout,landscaping,utilities,storm drainage,temporary construction erosion <br /> control,and all required improvements in the public right-of-way. Public Works Department <br /> approval of these drawings is required prior to any permits being issued.
