The parking spaces <br /> may be provided on the adjacent property at 3015 Everett Ave. A covenant will be required per <br /> EMC 19.34.060.D stating that the 2 spaces are devoted to the artist studio. The owner(s) shall <br /> record this covenant with the Snohomish County Auditor's office to run with the land for both <br /> properties. The parking covenant document is available upon request from the Planning <br /> Department and shall be reviewed by City staff prior to recording. The covenant must be <br /> recorded and a copy returned to the Planning Department prior to permit issuance. <br /> 10)Per the Traffic Impact Analysis submitted to the City on 11/23/2015 by Gibson Traffic <br /> Consultants, this project shall not increase the number of PM peak trip generations. Therefore, <br /> no traffic mitigation fees shall be due for this project. <br /> 11)No on-street loading or unloading is permitted at this location.
