57. *Freight delivery must be limited to the hours between 5 a.m. and 11 a.m. <br /> 58. *Refrigeration trucks shall be prohibited from parking on the site during non-freight <br /> delivery hours. <br /> 59. *A berm shall be constructed along the northern boundary of the extreme northwest corner <br /> of the site. <br /> LAND USE <br /> 60. *All buffer requirements in the City of Everett Sensitive Areas Ordinance shall be satisfied. <br /> 61. *All landscaping, setback, and parking requirements established by the Everett Zoning <br /> code shall be satisfied. <br /> 62. *All signs on the site shall meet the applicable Zoning Code standards for either the B-2 or <br /> C-1 zone. Any request for a sign that does not meet these standards shall be considered by <br /> the Planning Director through a Comprehensive Design Plan permit process, or by the <br /> Board of Adjustment through a variance procedure. <br /> AESTHETICS <br /> 63. *The design of the building, parking lot, landscaped areas, and lighting must comply with <br /> all applicable zoning requirements. <br /> 64. *Landscaping berming must be provided between the streets and parking lot, per the <br /> landscape plan contained in the Final EIS. <br /> 65. *A mixture of evergreen and deciduous trees must be provided along street frontages and in <br /> the parking lot. <br /> 66. *The design of the building shall be consistent with the schematic elevations provided at <br /> the Planning Commission hearings on March 27 and 28 with regard to use of building <br /> materials, color scheme and texture. Earth-toned, non-reflective concrete blocks must be <br /> used in the building. <br /> 67. *Parking lot lighting shall be shielded from adjacent properties. <br /> 68. *Portions of the site shall remain naturally vegetated. This includes wetland areas and <br /> buffers, and the area adjacent to the I-5 right-of-way. Supplemental planting of evergreen <br /> trees adjacent to I-5 is required.
