• <br /> • <br /> • <br /> • <br /> • <br /> 69. *More intensive planting of shrubs than the minimum requirements shall be provided along <br /> street frontages and in the parking lot. <br /> 70. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br /> must include the following: <br /> a. A landscape strip a minimum of 10 feet wide (Type I standard) must be provided along <br /> the north and south lot lines, except along street frontages. <br /> b. A landscape strip a minimum of 10 feet wide must be provided along the east property <br /> line, abutting 19th Avenue S.E, and along 102nd Place S.E. This area shall be planted <br /> with Type III landscaping and shall be supplemented with evergreen trees. Landscape <br /> areas along street frontages shall be bermed in order to shield vehicle headlights from <br /> the street. <br /> c. A landscape strip a minimum of 10 feet wide must be provided along the west lot line, <br /> adjacent to Interstate 5. This area shall be planted with Type II landscaping. <br /> d. A minimum of 35 square feet of landscaping shall be provided in the interior of the <br /> parking lot for each of the 805 parking stalls. Landscaping must be provided per <br /> Section 35.080.E of the Zoning Code. This area shall be supplemented with evergreen <br /> trees. <br /> e. Prior to issuance of any permits, landscaping plans must be reviewed and approved by <br /> the Planning Department per Section 35.100 of the Zoning Code. The landscaping plan <br /> must show location and dimensions of required vegetated swales, wetponds, detention <br /> ponds, rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems <br /> must be provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 <br /> year maintenance assurance device must be provided for the landscaping per Section <br /> 35.130B of the Zoning Code. <br /> 71. Landscaping will be required for surface ponds and basins to provide screening and an <br /> aesthetically pleasing appearance. A landscape plan must be submitted and approved <br /> during plan review and must be approved by the Planning and Public Works Departments. <br /> Landscaping shall be provided outside of the high water mark and may be required to be <br /> included in a separate tract under common ownership. Installation of the landscaping per <br /> the approved plan is required before final occupancy. <br /> 72. Placement and screening of refuse disposal areas must be provided per Section 39.080 of <br /> the Zoning Code. <br /> 73. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br /> the Zoning Code. <br /> TRANSPORTATION <br /> 74. *16th Avenue S.E. shall be extended beyond its current termini to 106th Street S.E. 102nd <br /> Place S.E. shall be improved with additional right-of-way, driveway construction, <br /> sidewalks, and street widening. <br /> BK 3039 PG 0410 <br /> 950615024 11 <br />
